Sneak Preview of the Newest Luxury Rental Building in Gowanus

Developer Michael Stern has been making big moves in Manhattan lately?converting Walker Tower, announcing a luxe skyscraper for 57th Street, buying that giant hole in the ground on First Avenue?but he's also been quietly working on other, smaller projects throughout the city. One of which is 202 8th Street, a new luxury rental building near Fourth Avenue in Gowanus, Brooklyn that Curbed previewed last week. Stern's company JDS Development Group, in partnership with Property Markets Group, bought the property back in 2008 and began construction on a 51-unit building last year. Cetra/Ruddy designed the building, which features mostly one- and two-bedroom units, plus a couple studios and three-bedrooms. The shape of the lot and building allow for interesting floor plans and unique amenities like a private pocket park and massive rooftop terrace.


The 12-story building incorporates several set-backs, allowing for most units to have terraces or balconies. This also makes for unique floorplans, a few of which we included in the gallery above (all can be downloaded on the building's website). All apartments have individually controlled heating and cooling, lots of storage, and a washer/dryer. The floors are custom-stained, hand-laid white oak, and the kitchens feature red lacquered cabinetry from Italy, an Electrolux stainless steel range, and a Sharp microwave drawer. The refrigerator and dishwasher are both integrated into the cabinetry with the same apple-red finish, and double-paned windows with "improved thermal and sound ratings" block noise?something we can attest to, as loud construction outside could barely be heard in the apartment.

Amenities include a huge rooftop terrace with built-in seating and a grilling area, a private pocket park that fronts on Fourth Avenue, and a ground-floor amenity terrace with an outdoor fireplace. There's also a residents-only gym, Fresh Direct storage, bike storage, regular storage, and laundry room with commercial-sized washer/dryers in the basement. There's a part-time doorman and a 24 hour virtual doorman.

Now to the important part... pricing! Aptsandlofts is marketing the building, and leasing officially begins this weekend. Here's a smattering of what's currently listed:
· 473-square-foot studio for $2,475
· 675-square-foot one-bedroom for $2,950
· 889-square-foot two-bedroom for $3,699
· 850-square-foot one-bedroom with a terrace and balcony for $3,999
· 1,279-square-foot three-bedroom with a terrace (same as model unit) for $8,500
They have more than 40 confirmed appointments for the weekend, so these places will probably go fast.
