? On the seventh floor of the Memphis Downtown (weird name, but whatever), a 2BR, 2BA condo that sold for $1.45 million in 2008 has already found its way back onto the market for $650,000 more. What it lacks in square footage, it makes up for in large windows, shiny new finishes, and a balcony. The slightly lower monthly costs are balanced out by a slightly higher price tag.


? A floor-through 2BR/2BA co-op in 130 Jane Street offers many more square feet for the same price, and also quite a lot of exposed brick. That's the good news. The bad news is that it's on the ground floor, and that, combined with some unfortunate brown and black painted walls, give it a kind of cave-like vibe. That could be remedied, though, and all the extra space is not to be sneezed at.
