Can One Beacon Court?king of the flip, but otherwise a somewhat boring Midtown building beloved by business-world billionaires?sell for $115 million an apartment that most recently sold for around $24 million? We're about to find out! Hedge funder Steven Cohen of SAC Capital Advisors has, as promised, formally listed his One Beacon pad, the building's only duplex, for that whopping $115M price tag. The apartment received a Gwathmey Siegel renovation that leaves us a little cold, though Cohen's odd art collection (minus the head made of frozen blood, which is maybe a little much for a listing pic) enlivens things a bit.
Here's the floorplan, a two-parter:
And here's how the brokerbabble describes the place:
A magnificent double height living room with 24 ceiling and two walls of windows look out onto unbelievable views. Venetian plaster walls, maple floors, Anigre wood and stainless steel are the key materials used throughout. The chefs kitchen has state-of-the-art stainless steel appliances. Adjacent to the kitchen/dining area is a comfortable media room. Also on this level is a powder room, reception room, home office, pantry and 2 staff rooms with a full bath. On the upper level is the master suite encompassing an office, sitting room and 2 baths with white statuary marble walls, sinks, black granite floors and two dressing rooms with generous storage and custom cabinetry. Also on this level are 3 BR with ensuite baths, a den and laundry. The apartment has the latest technology including central A/C and heating zones, Crestron system, security system, touch pads in every room which manage lighting, temperature, electronic window shades and more. So what are the maintenance fees like on a place like this? The common charges come out to $13,357 and the monthly taxes to $11,426. Oh, and the building's 421a tax abatement expires in 2016. Ouch.
