Event: The first showing of the not-yet-finished penthouse at 250 West Street, developed by El Ad Group and designed by Gal Nauer Architects
In the house: Mostly PR people and brokers, plus a lot of Instagrammers.
Dress code: Rainy day chic. Lots of black, accented by the free turquoise pashminas
Menu: Sparkling and white wine, Dalmore whisky, sushi, very fancy single bite food like tiny avocado salad tacos and shrimp with saffron foam.

The last time we visited 250 West Street, the penthouse?the only newly built portion in the warehouse-to-condo conversion?was just a skeleton, but not anymore. The marketing team held the first preview of the 7,200-square-foot, $42 million home last night, and even though parts are still unfinished, it is still incredibly impressive. For starters, the place has its own private entrance and elevator so the millionaire/billionaire/celebrity buyer will never have to associate with the laypeople living in the rest of the building, who, by the way, are so...normal. We saw one man returning from a run and another toting around his adorable baby?how barbaric!

Even though it was a bit cool and rainy last night, the highlight of the preview was still the penthouse's massive wraparound terrace. To protect against the chill, there was a man stationed at the terrace door giving people pashminas?fancy! The outdoor space occupies 4,350-square-feet and has unobstructed views of the Hudson River, World Trade Center, and even the Empire State Building. The views are even unobstructed inside, as there are floor-to-ceiling windows along the entire length of the terrace.

The penthouse, for which there is no official listing yet, is not complete, but it will have four bedrooms, four-and-a-half bathrooms, and the custom Poggenpohl kitchen will feature two of every appliance so the buyer can throw enormous parties. If all that isn't enough, a 2,500-square-foot two-bedroom unit on the floor below is available for purchase with the penthouse to create a duplex. That unit is listed for $5 million.

Of the 106 condos at 250 West Street, 90 percent are sold, and fifty percent have closed. The amenities are still not complete, but the pool is coming along just swimmingly. About 30 percent of buyers have already moved in. We were told that buyers have been a mix of local New Yorkers, international investors, and celebrities. Evidently, several celebs have viewed the penthouse, but no names were dropped. The private entrance and elevator were created with the famous in mind?one's driver can pull directly inside and the owner can depart without being seen.
