10 Gracie Square Penthouse Wants $23 Million and Then Some

This listing for 10 Gracie Square's southern penthouse raises the question: just how great does an apartment have to be to offset $16,336 in monthly maintenance costs? This apartment is pretty great (it had better be, after all), featuring five beds, five baths, a library, a private elevator landing, windows galore, and a long expanse of wraparound terraces overlooking the East River. But still, those maintenance costs—in addition to the $23 million asking price—are quite daunting, even for one of the top (and most exclusive) "good" buildings in New York City (there are 42, total). Then again, if you can even get in there in the first place, perhaps no price is too high.
