Price: $749,000
Address: 226 East 2nd Street #1E
Size: 1BR/1BA, 950 sq. ft.
Maintenance: $985
This far East Village apartment, located between Avenues B and C, is plenty spacious for a 1BR, with 14-foot high ceilings and a large walk-in closet with a washer/dryer inside. The downside? It's on the ground level, so there's not a lot of natural light in some areas like the bedroom, which has a lovely air-shaft view. There's also a 300-square-foot mezzanine level above the bedroom, bathroom and kitchen, with a large staircase leading up to it that wraps around the living room. It has 5'7" ceilings, so tall New Yorkers beware. Why is it so enigmatic? "It's not used as a dedicated sleep loft," the owner writes, because of the higher-ceilinged bedroom on the main level. "But you can do anything with it! Sure, you can't cater a wedding, but you can have an office, host overnight guests, use it as extra storage?for sports equipment, furniture/art collections, bicycles, clothing." The owner bought in 2008 for $545K and is selling because of a move to DC; the PriceChopper just visited his property, which has been on the market for about six weeks. Will the ask drop again? And what would you do with that mezzanine?
