The newest apartment to hit the market at 40 Mercer is no private High Line, but it also has more modest pricing expectations. The three-bedroom apartment 11, on the building's fourth floor, hit the market a few days ago for an even $7 million. The price last time the apartment sold, to its very first buyer in 2007? $4,531,212. It doesn't appear to have been renovated since, but the listing does include this odd note: "The floor to ceiling windows in this 12' ceiling home may be the only electronically retractable windows in New York, and are complemented by electronic shades." Because being in a Jean Nouvel building isn't enough of a claim to fame.
