Is Extra Space Worth the Money in this Red Hook Deathmatch?

New, 8 comments

Imagine you have around $2,200,000 to spend on a place and you've narrowed it down to two apartments in the same neighborhood. How do you make up your mind? The answer is simple: you shove them into a metaphorical cage and let them battle it out until one emerges victorious. It's time for Real Estate Deathmatch.

Address: 386 Van Brunt Street 76 Dikeman Street
Price: $2,150,000 $1,625,000
Square Footage: 2,600 1,680
Beds, Baths: 2, 3 4, 3
Breakdown: commercial space on ground floor, owner's duplex two story house w/ basement, separate guesthouse

? A very deep corner townhouse at 386 Van Brunt Street has commercial space on the ground level and, although the brokerbabble makes sure to point out that it could be incorporated into the owner's duplex on the upper two floors, that's really only true in the sense that you would own the house and you could do whatever renovations you wanted to do. It would also be a waste of the brand new renovation.

? The two-story house at 76 Dikeman Street is much smaller and costs more per square foot, but it also has a great many more details and an attractive backyard instead of the terraces. Also, there's a separate little guesthouse, which doesn't appear to be pictured but sounds adorable.
