Case in point: 70 Greene Street, which we hadn't even heard of until its new penthouse listing popped up on StreetEasy this morning. The penthouse is the last of the building's units to come to market?the other two, asking $4.2 million and $4.3 million, are already in contract. Our new friend the penthouse, a 5BR, 4.5BA pad, is hoping for $12.5 million. The four-word listing prose tells us absolutely nothing, but the official site mentions a few fun amenities, including a playroom, mahogany doors, three terraces, a hot tub, and a "sky lounge."

The entire building last sold in 2006 for $8.5 million, and since then architect Joseph Pell Lombardi and developer Valerio Morabito?the same team behind the pooltastic townhouse on East 74th Street?have overseen the property's renovation and conversation. When originally built in 1860, the building was, essentially, live/work space?a residence and a storefront belonging to a silk merchant.
