Rising prices and falling inventory are very much realities of the Brooklyn market right now. But some seller test balloons are flying a little too high. Take 12 College Place, which has just hit the market for $8.995 million. The three-bedroom, three-and-a-half-bathroom townhouse doesn't list its square footage.
Of course, the property has two major things going for it: a location on coveted (by us, at least) Brooklyn Heights mews College Place and a beautiful renovation. Still, the place sold last year for $4.85 million, with the "fundamentals" of the renovation already completed, according to the old brokerbabble. Judging by the previous listing photos, the new owners have certainly improved on the place, but are their improvements worth such a price jump?
