Two Luxurious Harlem Duplexes Square Off in the Deathcage

New, 11 comments

Imagine you have around $1,700,000 to spend on a place and you've narrowed it down to two apartments in the same neighborhood. How do you make up your mind? The answer is simple: you shove them into a metaphorical cage and let them battle it out until one emerges victorious. It's time for Real Estate Deathmatch.

Address: 257 West 117th Street #1C/ 103 West 117th Street #PH
Price: $1,595,000 $1,700,000
CC/Taxes: $1,310 $723
Square Footage: 2,671 2,067
Beds, Baths: 2, 2.5 3. 2.5

? Both condos in this week's Deathmatch are duplexes on West 117th Street, with this one, in The Fitzgerald, located on 117th and Frederick Douglas. It's the larger, cheaper, and quirkier of the two, with the lower level (which appears to be below ground) featuring a huge, open living room with built in bookshelves and the upper floor (ground level) featuring another slightly-less-huge, open living room. The finished basement is pretty cool, but the downside is a severe shortage of windows.

? The Apollo Condominium, located at 117th and Lenox, offer this duplex penthouse, which is smaller, a little pricier, and—although it may just be a matter of taste—we'd say a little less interesting than its counterpart two avenues to the east. Since it's located on the third and fourth floors of its building, it has a lot more natural light, although it counters that benefit by being a walkup. It also has a huge, private roof deck.
