Brownstone-To-Condos Conversion 364 Union Launches Sales

The developers known for converting townhouses into condos all over Brownstone Brooklyn (e.g. this project in in Park Slope), East River Partners, have launched their latest effort in Carroll Gardens. 364 Union Street was bought for a grand total of $2.5M in 2012, and has since received a top-to-bottom reno and been chopped up into five units that hit the market today: a two-bedroom duplex with outdoor space on the two lowest floors; and four 3BRs above with identical floorplans. In January, we reported that pricing would range from $1.15 million to $1.6 million... but given the ridiculous market this year, when Brooklyn properties are setting records left and right and inventory is in the gutter, it's not surprising that the starting asks have jumped: the duplex, with its 533-square-foot private garden and giant rec room, is listed at $2,095,000, while the floor-through 3BR/2BAs want $1.525 million and $1.545 million for apartments 2 and 3, respectively, and $1,565,000 apiece for 4 and 5. Some specs: Though some rooms seem tiny, the apartments have ceilings up to 11 feet high, Bosch washer/dryers, oak floors, floating bathroom vanities, and basement storage. Even the second bathrooms have small tubs, for bathing babies and the like.
