Speaking from Experience

Brick Underground's diary-keeping first-time buyer recently made a deal for an under-$300,000 1BR in Hudson Heights, and now she returns to Brick with some advice for fellow buyers after her two-year search. Some of the advice?figure out your priorities, make sure your broker is showing you places that match those priorities, and decide whether you prefer a co-op or condo?is standard, but there are a few less commonly-stated tips. For example, "The smallest, most friendly building might not be the one for you?I knew that major capital improvements to a small co-op meant few people to shoulder and share the costs of any improvements and special assessments. In the end, I opted for a larger, less charming building that had already done the major projects and that had 120 shareholders to shoulder future costs." [Brick Underground]
