"There does seem to be a pretty big cutoff between early sponsor unit prices and the rest. Consider buildings like 18 Gramercy or 11 East 68th. A few initial (and very early) sales were followed by dramatic price increases, and refusals to close even at the original asks. In the case of 18 Gramercy, I think they would have sold out if they had kept making deals. Instead, it's been months with no sales, and the building is only barely 50% sold... this from the followup to 15 CPW.
