Selling Halcyon Condos With Models, Bathrooms, And Views

New, 8 comments

The Halcyon at East 51st Street and Second Avenue is on the rise and will eventually house 32 stories with 123 luxury condos, which start at $1.3 million and will top out at more than $10 million. Reps at the Lipstick Building sales office opened their doors to us last week, and we checked out snippets of the S. Russell Groves-designed interiors (he of MePa's Scarpetta, a Tiffany store in Shanghai, and the Upper East Side's Lucida), as well as a model of the building's limestone, steel, and glass exterior and another dollhouse-like miniature of the 21st- and 22nd-floor amenities like the pool, gym, sky lounge (for hosting dinners and the like), "Aqua Spa," yoga room, and more. Even though the building is still in progress, reps have photos of the views from almost every exposure in every apartment if you want to know what you'll see when sitting down to dinner, or from the tub. Some even come in super-nifty scroll-able panoramas. A model of the three bathrooms, defined by their metal or metallic accents and sleek marble, and a modern kitchen rounds out the tour. "Many" contracts have been signed already (the fire pit in the downstairs lounge is probably one selling point), and closings will start in late 2014, with occupancy expected for 2015.

From the sales office, as you're inspecting renderings and floor plates, you can catch a real-time glimpse of the under-construction tower to the southeast:

Here are the official renderings and a handful of floorplans (more here):

And here are views from two units, which reps show buyers on a big screen or an iPad during presentations:
