Trump Park Avenue Penthouse Returns, Wants $45M?Again

New, 16 comments

The Trump Park Avenue was way ahead of the crowd on the condo conversion craze, but the building's penthouses have never seen sales success. Some, like PH29, took several years to sell and sold below the asking price, while several others have drifted on and off the market, hoping, praying that someone, anyone will drop tens of millions of dollars to live in them. The crown jewel, Penthouse 31/32, falls into the latter category. The sprawling, 6,278-square-foot duplex was first listed way back in 2007 for $45 million. Then, after some renovations, the place upped its price to $51 million in 2008. It took another brief break before returning in 2009 for the much lower ask of $31 million. By mid-June 2010, it disappeared yet again, and now, by golly, it is BACK. And it's sticking to the original plan, as the asking price is, once again, $45 million.

The interiors still have the same, ballroom-like opulence. A grand double-staircase, a huge crystal chandelier, two giant terraces, coffered ceilings, Italian hardware, and marble bathrooms make this four-bedroom, six and a half bathroom home truly Trumptastic. The brokerbabble details the finer points of Trumpiness:

Step from your private elevator into the awe-inspiring entry gallery adorned with crystal sconces and chandelier, and a grand double oak staircase. Entertaining is divine in the magnificent great room with vaulted ceilings, 22 arched windows, panoramic views from 3 exposures (north, south and east), Herringbone hardwood floors and 2 separate terraces. This huge, versatile space also houses a library and den, which can also serve as the dining room area. The state-of-the-art windowed chef's kitchen is a culinary master's delight, featuring Christopher Peacock quarter sawn oak cabinetry in signature style with raised panels, clear finish and polished nickel hardware, top-grade appliances including a Wolf Range stove and oven and Sub-Zero fridge, a butler's pantry and dumbwaiter. Baths are adorned with Fior de Pesco marble, bowed white wood cabinetry, Watermark chrome nickel fixtures and deep soaking tubs. The spectacular master suite, accessed by its own private foyer, presents opulent his and hers baths as well as his and hers walk-in closets. Will the fourth time be the charm for PH31/32?
