The latest addition to Harlem's 116th Street housing stock is now on the market. A dozen listings for units in the Adeline at 23 West 116th Street went live over the weekend, with prices starting at $565,000 for a 648-square-foot one-bedroom. The building was developed by L+M Development Partners (the same team that brought us the African-themed Kalahari condos just across the street), and it's expected to be move-in ready by fall. Homes range from one- to four-bedrooms, but currently the largest unit on the market is a 1,640-square-foot three-bedroom listed for $1.495M. The most expensive unit, however, is a touch smaller, but located on a higher floor and has a private terrace. It's being marketed for $1.875M. According to StreetEasy's data, the pricing is on par with what's currently available in Central Harlem, where median price per square foot for new developments comes in at $867. Condos in the Adeline are averaging $971 per square foot.
Interior finishes include wide-plank DuChateau oak flooring, lacquered kitchen cabinetry, Caesarstone counters, and stainless steel appliances. Master bathrooms have walk-in showers with Grohe rain showerheads, porcelain tile floors in a herringbone pattern, and lighting fixtures form Restoration Hardware. Building amenities include a 24-hour doorman, fitness center, playroom, on-site parking, and a refrigerated storage room, plus a common courtyard and rooftop deck.
