Crown Heights Condos Hit Market With 2 Of 4 Units Taken

The first unit in a boutique Crown Heights condo building has just hit the market —and interested buyers better act fast, because there's only one more left. Here's the deal: two out of the four full-floor three-bedroom, 2.5-bath apartments with private outdoor space at 355 Saint Mark's Avenue, designed by developer Greenstone "to achieve urban living without sacrificing urban comforts," are being snatched up by the sponsors, so there's no purchase price. So at 355 Saint Marks Condominiums, that leaves Unit #3, a 1,655-square-foot unit currently asking $1,725,000. Then there's a duplex penthouse that's due to come to market "in a few weeks," according to Greenstone president Eitan Baron. As for its pricing: "The PH will be priced at about $1,000 psf and it's 2,440 square feet. The unit also has 1,500 sf of private outdoor space." Do the math, and that's verging on $2.5 million for a three-bedroom with roof deck in Crown Heights—though it's aaaalllmost Prospect Heights, being about a third of a block east of the dividing line at Washington Avenue.

255 Saint Mark's, located on a lot that once housed three separate properties, is also striving to be sustainable. For example, its tankless water heater is low-emission and energy efficient. The wide-plank ash wood flooring is salvaged from Vermont and its wooden beam accents from the prior building on the site, plus the kitchen cabinetry is locally made and custom built.
