A palatial pre-war pad at the uber-exclusive 778 Park Avenue is on the market for $38 million. The home, which was listed in June 2013 for $29 million by the family of its late owner, ABC programming maven Roone Arledge, reappears now with a substantial price-up. And that comes at no small cost; the New York Times reported in 2013 that the building's tony co-op board, among other stringent criteria, only accepts tenants able to pay without financing. $38 million will buy 778 Park Avenue's newest resident the four-bedroom, four-and-a-half bathroom 15th floor simplex with views onto Central Park and the bragging rights of living in a building once occupied by names like Brooke Astor, William F. Buckley Jr., and Veronica Balfe.
