A two-story warehouse in Long Island City could become a hotel or office space... if a businessman out to gentrify this still-heavily-industrial part of the neighborhood gets his way. Broker Nigel Shamash is asking developers to submit proposals for the structure he bought (for a rumored $30-$35M) at 30-02 Borden Avenue, which can accommodate 300,000 square feet worth of something new. It might be a hard sell, though, because others are "skeptical" and think the site is too far out. [TRD]
