One Morningside Park, the 54-unit condo building at 321 West 110th Street developed by Artimus Construction and designed by GF55 Partners, has launched the first of its two full-floor penthouses onto the market. At $5.9 million, the 2,159-square-foot unit becomes the most expensive apartment in Harlem, or Upper Manhattan, or neither, depending on your personal relationship with the vague boundaries of New York City neighborhoods/regions. At any rate, it is definitely the most expensive Manhattan apartment north of Central Park, and it's not even close — holding down the number two spot is a $3 million penthouse on West 117th Street, roughly the same size but nearly half the price per square foot. Sales have been hot at One Morningside Park so far, but it remains to be seen how the $2,732-per-square-foot penthouse will fare. Interestingly, according to the Streeteasy pricing history, the apartment was listed for $4.187 million almost exactly a year ago before someone thought better of that and pulled it off the market the next day.
