When it's complete, the condo tower at 45 East 22nd Street will be the tallest building in the Flatiron District, measuring in at 777 feet. While its a ways away from topping out, the Continuum Company-developed building just hit the market with nine listings that range from a 1BR/1BA asking $2.5 million to a full-floor 4BR/4.5BA asking $19.9 million. What's interesting about the Kohn Pedersen Fox-designed tower is that it trumpets, or cantilevers, out as it rises, meaning as units get higher, their floorplans get larger and with that, more expensive. Word is that the building's penthouse will go for more than $40 million (and will probably be considerably larger than the 4,651-square-foot full-floor apartment being offered for $19.9 million now). Although its design is forward for the neighborhood, the building makes an attempt to fit in with a granite base that the Post says is reminiscent of a 19th century manor house.
The building will have all the amenities that have become standard fare for high-end developments: a gym, golf simulator, basketball court, children's playroom, library, billiards, cards room, terrace with outdoor grill, and two entertaining spaces. The building will also offer underground parking. A little less typical, buyers will have the option of choosing between three finishes packages for the apartments.
