Boerum Hill is bracing for a new high-end development fittingly known as The Boerum, a massive 19-story luxury condo/hotel tower rising at 265 State Street on the corner of Smith Street. Construction on the red brick and cast stone project, designed by Flank and developed by Flank and Carlyle Group, kicked off in May, with sales expected to launch in mid-November. The residential portion, which begins on the seventh floor, will have 128 one- to five-bedroom apartments including four penthouses with majority of the units in the increasingly family-heavy neighborhood skewing to the larger side. The Boerum will pander to families with over-the-top amenities like art classes for kids staffed by the Children's Museum of the Arts. The building will also have a gym, bicycle and car parking, and a tenant terrace on the 14th floor. The Boerum's teaser site just appeared, signaling the imminent sales launch.
