The Curbed Cup, our annual award for the New York City neighborhood of the year, is kicking off with 16 areas vying for the prestigious (fake) trophy. This week we'll have two matchups per day, and all the results and the full tournament bracket will be reviewed on Friday. Voting for each pairing ends 24 hours after it begins. Let the eliminations commence!
Flatiron did more than enough to retain its place at the top of the luxury real estate market this year. High-end rentals in The Centurian and Christian de Portzamparc's long-awaited Tower of Glassitude, now named "Prism," began leasing, while the neighborhood's new tallest building, the Kohn Pedersen Fox-designed 45 East 22nd Street, launched sales in October. And Flatiron proved to be a big draw for celebrities once again, as The Whitman, already home to Chelsea Clinton and Jeff Gordon, sold its final unit to (probably) Jennifer Lopez and Rupert Murdoch dropped $57.5 million on the top four floors of One Madison Park (where you can also rent Tom Brady's and Gisele Bundchen's pied-a-terre for $40,000/month). Plus, Flatiron has become the new top destination for big budget restaurants, with the openings of Cosme, Marta, and Upland.
Perennial contender Greenpoint continues to be a neighborhood on the rise (or, you know, a neighborhood that's getting tons of new development and more expensive by the day). The story this year is basically the same as the story last year: there are a lot of apartments in the works, many of which will be located in the 10 towers of the controversial Greenpoint Landing megaproject that will transform the neighborhood's waterfront. Demand also remains high—1133 Manhattan Avenue received almost 60,000 applications for its 105-unit affordable housing component. And Girls is still a thing there, which may or may not be a point in its favor.
