Gramercy Park Two-Bed Comes With Coveted Key, Wants $995K

New, 22 comments

Welcome back to The Six Digit Club, in which we take a look at a newish-to-market listing priced under $1 million, because nice things sometimes come in small packages. Send nominations to the tipline.

This two-bedroom, two-bathroom home at 31 Gramercy Park South is asking a modest $995,000. The 25-foot-wide unit, which occupies the top two floors of "the only unattached townhouse on Gramercy Park" comes with wide-plank maple floors throughout the first floor, and 11-foot ceilings and a wood-burning fireplace in the living room. The second-floor bedroom has vaulted ceilings reaching nine feet at their highest and windows not much larger than an air vent. Not much to do here; the two full bathrooms and kitchen have all been recently renovated. The large living room and master bedroom windows allow "dreamy peaks" [sic] of Gramercy Park. Perhaps better than the location is the fact that this unit comes with its own coveted entry key to the park. Additionally, pending co-op board approval, this unit may be combined with the apartment below it. Why-oh-why is this ask in the six digits? Perhaps the building's lack of an elevator has something to do with it.
