The latest batch of condos in Brooklyn Bridge Park is one step closer to starting construction. Brownstoner and New York YIMBY report that Alloy Development filed a new building permit for the 12-story, 123,000-square-foot building that will be rising at 1 John Street between the river and Pearl Street in Dumbo. The permits note that there will be 42 units, not the previously reported 47. The ground floor will host 3,000-square-feet of commercial space, with space reserved for the Brooklyn Children's Museum annex, and amenities include a rooftop deck and storage. The Schedule A filing attached to the permits show that the mechanical room will be on the mezzanine level to keep the systems above projected flood levels.
There is also now a teaser site for the new building, and it reveals a bit about pricing. Two-bedrooms will start at approximately $2 million, three-bedrooms at $3 million, and four-bedrooms at $3.5 million. The site also indicates "a penthouse," but does not give a pricing start point for it. Alloy has partnered with Monadnock Development, and the pair has worked together on three other Dumbo projects: 192 Water Street, 185 Plymouth Street, and the Dumbo Townhouses.
