A wood-burning fireplace is tucked under the open staircase, which allows for a 17-foot ceiling in the entry gallery. The second floor holds a guest bedroom or den, and a private rooftop terrace "replete with custom planting and irrigation." The proximity to Penn Station may have influenced the asking price, but clearly the unit has already seen a lot of interestafter just one day on the market, the price was increased by $45,000.
UPDATE: Commenter joannet points out that this unit was previously listed with Brown Harris Stevens and identified not as Unit PH, but the much less glamorous Unit 4B. This older listing also says that the building is a walk-up, so the $1.295M asking price is starting to make more sense.
