When you've got a bunch of penthouses that no one seems to want, one possible strategy is to combine them all into one mega-penthouse for some crazy rich person, which is what Midtown's Cassa Hotel and Residences has done with the three penthouses atop the Residences portion. The building's top three-and-a-half floors are being offered for $50 million, with potential combo floorplans that take all the bedrooms, kitchens, and bathrooms and turn them into things like a tea room, spa room, gym, dry sauna, library, media room, and a huge master suite that takes up half of the third floor.
This shift in strategy comes right after Penthouse 3 was pricechopped for the first time since it was listed in 2010. It is currently on the market individually for $18 million, while Penthouse 1 is asking $15.2 million. Penthouse 2 isn't listed. Together the three penthouses would total 8,263 square feet, which means that the asking price comes to just over $6,000 per square foot, which is ... kind of a lot.
