Developer Bushburg Properties is planning this 25-story residential tower, designed by the Stephen B. Jacobs Group, at 8-16 Nevins Street in Downtown Brooklyn. The 135,000-square-foot, 136-unit tower may look somewhat bland and unassuming by day — the architects' website describes the design as "large expanses of window wall, a volumetrically clearly defined concrete core and sheer wall, and a three-dimensional wrapping metal band with punched openings framing the window wall" — but at night the LED lighting in the bulkhead will come on, the effect of which, if the second rendering is any indication, will be to make the building look like something that the characters in a Miyazaki movie would stumble across right before everyone turns into magic birds.
The SBJGroup website also reveals that 8-16 Nevins will feature "two special two-story high two-bedroom apartments on the 24th floor, and a two-story amenity floor with gym and lounge on the 25th floor with direct access to outdoor space, all with panoramic views of the city." The building will also be mixed-income, allowing it be 50 percent larger than zoning would have otherwise allowed.
