Floorplans Revealed, Eco Features Detailed For 301 East 50th

Following up on last week's pre-launch rendering reveal of the condos at 301 East 50th Street, the full shebang has now been unveiled, providing the first look at the unit layouts and more details about pricing. Plus, the website has some science fun for the eco nerds looking to learn all about the sustainable features of the building, designed by the green architecture experts at COOKFOX. The building rises 29 stories, and the 57 condos are situated on floors 2 through 26, with the top three levels reserved for building mechanicals. Floors 25 and 26 will each hold a full-floor penthouse, while floors 12 to 17 have two units per floor. The other levels—except for floor 4, which has four units, and two, which has just one—hold three homes each. Currently, seven units are listed, and each has a different floorplan. The most expensive unit available is a $4.5 million 3BR/3.5BA on the 19th floor; the cheapest home currently is a 947-square-foot 1BR/1.5BA on the 8th floor listed for $1.725 million. One unit on the 5th floor, a two-bed asking $2.95 million, is one of the few non-penthouse apartments that has private outdoor space.

The website's archibabble says COOKFOX, the design team behind One Bryant Park and 150 Charles Street, has "built a reputation on tempering science with art." Here, that translates to a modern design with deep stone walls, which have a thermal mass that "helps moderate temperature extremes in summer and winter by insulating, absorbing and reradiating heat over time, and help to create an ineffable sense of solidity." The exterior has a "brise soleil" sunshade system to moderate solar heat gain and help diffuse sunlight deeper into the home (this is what is shown in the artsy, silent rendering video above). All units have large windows to maximize natural light, and the windows are coated with a low e glazing for better insulation. COOKFOX also did the interiors, so the fixtures and finishes are sustainable, too.

The building, developed by CBSK Ironstate, currently sits at the eight level of the superstructure, and it should be complete in late 2015.
