The newest batch of rental apartments in the Hunters Point section of Long Island City hit the market this weekend, with studios starting at $1,823 per month. Located at 46-09 11th Street, the building was developed by Ekstein Development (of Chelsea's +Art) and designed by GF55 Partners. Like so many sites in the area, it used to be occupied by a warehouse, which Ekstein demolished after purchasing the property in 2010. The 59 units in the new 6-story building range from studios to two-bedrooms. Rents for one-bedrooms start at $2,515, and two-bedrooms start at $3,646. The website currently shows seven active listings, the most expensive of which is a 2BR/2BA for $3,715.
46-09 Eleventh offers tenants a landscaped, furnished rooftop deck, a landscaped courtyard, a fitness center, on-site parking, a bike storage room, and a laundry room. Units have dishwashers, hardwood floors, and open layouts. According to data from active listings on StreetEasy, the rents for this project are actually below the median rents in Long Island City. The median for a studio apartment is $2,400, while the median for all rental units is $2,755.
More than 1,000 new rental units will come to market in Long Island City over the next two years. The huge 584-unit 4610 Center Boulevard in TF Cornerstone's East Coast development began leasing last month, as did an 88-unit building on 24th Street near 41st Avenue, and a 197-unit rental at 45-50 Pearson Street should be launching any day.
