Construction is underway on the 19-story hotel and condo tower that Flank Development and the Carlyle Group are building on the corner of Smith and Schermerhorn streets in Downtown Brooklyn, on the site of — believe it or not — a former parking lot. A construction fence rendering spotted by Brooklyn Eagle (above) shows what the Goldstein, Hill & West-designed building will partially look like, with lots of glass and setbacks that create terraces for some of the apartments.
Flank and Carlyle partnered to buy the site in 2012, paying $40 million. They shortly thereafter announced plans for the development, and filed permits with the Department of Buildings in June of 2013. According to those plans, the 19-story, 140-unit building will total 406,628 square feet — larger than originally expected — with 99,245 square feet of commercial, 213,181 of residential, and 94,202 of community facility. The plans were approved this February. The project is anticipated to be completed in Spring of 2016, according to on-site signage.
