It's been seven years in the making, but the building at 341 Eastern Parkway on the corner of the ever-so-hip Franklin Avenue is almost ready to make its debut. Aptsandlofts.com will launch leasing of the 63 apartments in July, and pricing information has finally been revealed. Studios will start at $2,200, one-bedrooms at $2,700, and two-bedrooms at $3,400. "Duplex penthouses" will start at $3,800. The location is certainly one of the best in Crown Heights, but the prices are still much higher than the neighborhood average. So what makes them worthy of these prices?
All units feature white oak floors, washer/dryers, and kitchens with stainless steel appliance, "jet black polished Caesarstone countertops, gray glazed backsplash, grey and white custom cabinets [...] and an Elkay sink with Grohe fixtures." Bathrooms have dark grey porcelain floors, Caesarstone counters, white Kohler sinks, Grohe fixtures, and soaking tubs. Some apartments have private terraces, and building amenities include a lounge, fitness center, and landscaped roof deck with grills and seating areas.
StreetEasy shows the median for a studio in the area is $1,422 (though the northwest area does have studios going for $2,300+), while the median for one-bedrooms is $1,650. One building further west has one-bedrooms listed for as much as $4,400, but many in the western part of the neighborhood hover around $1,800 to $2,300still several hundred dollars below the starting point for 341 Eastern Parkway.
But interest in the building has "been staggering," and aptsandlofts.com has a waiting list of 1,400 names, so the units will probably go pretty quickly, despite the rents. The press releasewhich has that this-neighborhood-is-suddenly-so-cool tone that makes residents cringesays Crown Heights is "continuing to evolve into a must-live neighborhood," and that the building's location offers "a mix of history on Eastern Parkway and an explosion of trend setting retail on Franklin Avenue." Oof.
