Since a carriage house on Broome between Mott and Mulberry got converted into nine condos three years ago by lauded architect Winka Dubbeldam, it's seen a celebrity buyer (John Legend) as well as a couple of penthouses that sold for under ask due to "optimistic" pricing. Now one of those penthouses is back on the market, and maybe the resale pricing isn't so audacious anymore. The owners of Brewster Carriage House's PHA (who are perhaps Kiwis, given that they're shielded by an LLC named Pohutukawa, a New Zealand Christmas tree) paid $7,127,750 for the half-floor 3BR/3BA apartment, which comes with a roof deck nearly as big as the interior space. Two years later, they want $9.5 million for the place, which comes fully renovated with high-end appliances and "spa baths." The 1,800-square-foot terrace has an outdoor barbecue and looks pretty darn refreshing for a summer day.
