Condos May Dominate Site of Spurned East First Street Lounge

A six-story residential building may rise on the site of shuttered hookah bar and neighbor aggravator La Vie Lounge at 64 East 1st Street. Permits were filed in March to demolish the existing building on the lot between Second and First avenues. Now, Bowery Boogie reports that preliminary paperwork has been filed to erect a 13,100-square-foot building with four floor-through apartments, two duplex apartments, and rooftop recreation space. The plans have been disapproved by the DOB since July 15—maybe it has something to do with the pending request to convert the site from commercially to residentially zoned. The site is owned by Ekstein Development, who is also behind Long Island City's The Foundry.
