Just as modular construction is catching on in the city, Capsys, the firm that's manufacturing units for My Micro NY, is worried they'll be priced-out of their Brooklyn Navy Yard factory, and New York altogether. The company's lease expires in two years. Chaban: "But while soaring rents and construction costs are driving demand for modular construction, those same forces are also making it harder to build that way in New York as space gets cannibalized by artists, start-ups and developers."
