Nothing like a good ol' priceupper before a building even hits the market. HFZ Capital Group decided that $4.5 million was just too cheap for a three-bedroom in the office-to-condo conversion 11 Beach Street, so they've already increased the minimum price to $5.3 million. The new intel comes courtesy not one, but two tipsters, who received pre-sales announcements from the marketing team. Here's what it says about pricing:
Our pricing currently starts at $5,300,000 for a 2,361 square foot, three bedroom, 3.5 bathroom apartment; $6,650,000 for a 3,117 square foot, four bedroom, 3.5 bath apartment; and $7,750,000 for a 3,844 square foot, five bedroom, 4.5 bathroom apartment - and pricing is subject to change. The email doesn't mention the penthouses or townhouses, but we would not be surprised if the most expensive unit was now more than the previously reported $19 million. The sales gallery will open September 17th, and interested parties will get to see floorplans and more renderings at this time (snap some pics and send them to us!).
BKSK designed the conversion, while interiors of the 27 units were created by the super busy Thomas Juul-Hansen. Amenities include the standard full time doorman, gym, landscaped roof deck, and children's play room. It should be ready for move-ins by early 2016.
