Who Listed This $7.4M Upper West Side Townhouse Better?

New, 6 comments

Welcome back to the feature where we take a co-exclusive listing (an apartment listed by two brokers from different agencies) and ask the question: Who Listed It Better? Send any suggestions in to the tipline.

Keyah David Calderazzo
The Skinny: "The property offers an impressive owner's Triplex with much of the original detailing either preserved or restored." "Old world charm, meets modern day lifestyle and investment opportunity!"
The Tenants: "...with four free market and two rent stabilized apartments this is an ideal property for an investor..." "508 West End Avenue offers 4 floors, plus basement and cellar, with 6 current tenants above the owners residence that provide income to carry expenses."
The Renovation: "The facade, front door, roof, gas boiler and hot water system were all replaced during the restoration." "The owner's residence is entirely renovated including new floors, windows, kitchen, recreation room, wine cellar, private terrace and private balcony, laundry room and all new electrical wiring and plumbing"

Keyah wins points here by including about twice as many photos with their listing but still leaving out the unattractive cellar, which David Calderazzo includes. But Calderazzo gets some points back for going into more detail about the renovation, and for listing all the amenities. We're not sure if he wins or loses points by failing to mention that two of the apartments are rent-stabilized.
