A factory at 45-35 11th Street in Long Island City just sold for $7 million and Brownstoner reports that a residential development at the site — zoned for for manufacturing and residential use — is likely in its future "given the proximity to the trains, Vernon Boulevard, PS 1, etc." Zoning would allow for quite a large building at the site, so this may be one to watch out for.
