Two buildings at the corner of Delancey and Orchard streets will be razed to make way for a 12-story, 24-apartment mixed-use building developed by Helm Equities. The incoming 30,000-square-foot structure will replace Rox Gallery, which assumed one of the original Moscot spaces when the spectacle purveyor moved across the street in May 2013, as well as the former Jimmy Jazz space. YIMBY reports that average apartment sizes in the building will be around 1,000 square feet, with three apartments spread over the building's third through eighth floors and three pairs of duplexes on the ninth and tenth, and eleventh and twelfth floors. The building's first floor will house a restaurant and the second floor will be devoted to retail.
