A gorgeous, turn-of-the-century townhouse at 224 West 22nd Street may soon get a record-setting revamp, with the help of ODA Architecture.
Steven Ostad (head of real estate firm Empire City Realty) and business partner Andre Sakhai have commissioned the trendy architecture firm to completely gut-renovate the four-story townhouse, which would expand it from 3,500 square feet to around 7,000. According to The Real Deal, the the asking price of $9.7 million breaks down to about $1,385/square foot, which would set a neighborhood record on a conversion deal.
The ODA plans will excavate the cellar and build a sauna and theater, and will add an "entertainment room" with 22' high ceilings, a "rooftop spa" with a Jacuzzi, and an outdoor shower and barbecue area.
The building previously traded hands a year ago for $5.3 million. ODA submitted applications for the conversion last month still pending with the Department of Buildings.
