Overheard: A woman on the street yelling, "Hey! Look! Assholes moving to the neighborhood!" at the people on the second floor Juliet balcony.
After Urban Compass's less than successful attempt to sell units at 277 East 7th Street, developer Steve Ferguson gave Million Dollar Listing star Ryan Serhant and his colleague Bryan Atienza a shot at it and Serhant held a re-launch party at the building, rebranded Seven East Village, on Tuesday. The packed party featured the raffling of a Vespa, as well as some t-shirts. It did not, unfortunately, feature a man getting the building's name tattooed on his back while riding a Citi Bike.
The building itself has six units across six floors. They're all two-bedroom, two-bathroom, except the first floor unit, which has only one bedroom. Floors three through six have full balconies in both the living room (the front of the building) and bedroom. Per city zoning, the second floor has a Juliet balcony off the living room. In the case of all five above ground floors, the entire bay of windows opens up to turn the living room into an open-air room. The fifth and six floors, billed as Penthouse B and Penthouse A, share the roof, with PHA claiming the larger roof space. Both have an outdoor kitchen.
Only the third floor unit and PHB are currently listed. Both have 1,314 square feet of interior space. The third floor unit also has 72 square feet of exterior space and PHB has 502 square feet of exterior space. The third floor is listed at $1.695 million (plus $874.14 common charge and $368.38 in taxes. PHB is listed at $2.050 million (plus $1,100.37 common charge and $463.71 in taxes). All of the units feature radiant heat in the bathrooms and en-suite laundry.
