162 New Rentals Will Sprout Near the Brooklyn Botanic Garden

A 162-apartment rental building is coming to Montgomery Street just off of the Brooklyn Botanic Garden in Crown Heights. The design of the 12-story terraced building at 111 Montgomery Street was posted today by New York YIMBY. The building is being developed by PWR Holdings and is designed by the one and only Karl Fischer. In addition to being less than a block from the Brooklyn Botanic Garden and Prospect Park, the building will sit just next to the Franklin Avenue Shuttle.

The building will have 38 studios, 65 one-bedroom units, 53 two-bedroom units, and six three-bedroom units that will average 814 square feet in size. The building will also have underground parking for 71 cars and 81 bicycles, a pet spa room, and roof space accessible to all tenants.

Although the building is set to be rentals, the firm tasked with brokering the building, TerraCRG, said they'd prefer to see fewer larger condo units, YIMBY reports. If that plan were to move forward, the building would instead have 137 units including 44 one-bedroom units, 75 two-bedroom units, and 18 three-bedroom units.

A one-story building on the site housed parking and library facilities for the Brooklyn Botanic Garden, according to a 1992 certificate of occupancy.
