Greenpoint Penthouse Set to Become Neighborhood's Priciest

The Gibraltar, a rising condo development at 160 West Street in Greenpoint, is set to break a real-estate record: its penthouse will become one of the priciest condos ever sold in the neighborhood, at $2.1 million, or a whopping $1,482 per square foot. According to the Real Deal, the 1,400-square-foot apartment—which isn't listed publicly, but is being marketed by Ryan Serhant of Nest Seekers International—has three bedrooms, a private roof deck, and East River views (though the myriad new developments coming the Greenpoint will surely change that in the coming years).

This particular pad bests the previous neighborhood record, an apartment at 90 Guernsey Street that sold for $1,350 per square foot. And while sale prices have been steadily rising in the waterfront area, these record-breakers are still outliers: TRD cites Elliman's Q3 Brooklyn market reports, which puts the average price per square foot in Greenpoint at $1,007; MNS's recent report says the neighborhood's median PPSF is $1,069.
