'Storybook' Upper East Side Condos Now Available From $3M

Sales have launched for the Simon Baron-developed 13-story condo building on the Upper East Side. The building, located at 12 East 88th Street, features 24 condos that include two-to-five bedroom apartments, penthouses, and two multi story townhouses with private entrances.

"12 East 88th Street is a storybook address on the Upper East Side with architectural significance," Jonathan Simon, the CEO of Simon Baron, said in a press release. "In a neighborhood that is occupied with all co-ops, this is the first condominium offering in Carnegie Hill in many years, which makes it extremely special. What's more, it's a Candela building reinterpreted by Wolf—one master reimagining another—interweaves the old and new."

Simon Baron acquired the building, which was formerly a 65-unit rental, for $105 million last year. The original structure was designed by famed architect Rosario Candela, who designed numerous apartment buildings on the Upper East Side during the 1920s. Simon Baron hired another starchitect, noted interior designer Vincente Wolf for the conversion along with Kinlin Rutherford Architects for the exteriors.

The 24 units at the converted building range in size from 1,375 square feet to 4,385 square feet, and some of the condos come with terraces. Prices start at $3.05 million for a two-bedroom and go up to $22 million for a five-bedroom.

Some of the notable features in the condos include formal living and dining rooms, libraries, mahogany stained white oak floors, and Calacatta marble countertops in the kitchen.

There are amenities aplenty too, unsurprisingly, in this condo conversion. They include a concierge-staffed lobby, a garden courtyard, a children's playroom, a fitness center, and a residents' lounge.

Marketing and sales are being handled by The Marketing Directors. The building is set to welcome residents sometime next year.
