The condo that will stand beside Katz's Deli has yet to climb out of the ground, but the appearance of the building's new teaser site says it's making progress. The property at 196 Orchard Street, developed by Ben Shaoul's Magnum Realty and Real Estate Equities Corporation, debuted its teaser site this week, showing off a new rendering that depicts how the building's red brick facade has been largely swapped out by architect Ismael Leyva for an imposing black facade. The teaser site also brings word that the building will have a "limited selection of" (read: 94) studio to three-bedroom apartments. The Real Deal reports that condos will start at just under $1 million and measure from 555 square feet. According to their analysis, starting price per square foot will hover around $1,800 and top out around $2,200.
Interiors in the 11-story building will be designed by Incorporated Architecture & Design. Residents of 196 Orchard will have access to a shared rooftop, personal and bike storage, as well as the two-story Equinox that will claim the building's first two floors.
