10-Story Condo and Townhouses Planned For Leroy Street

The West Village could be getting even more luxury housing: Property Markets Group recently filed an application for a ten-story condo and five townhouses, which would rise on 111 Leroy Street (h/t YIMBY). The plans differentiate fairly substantially from the developer's earlier proposal for the site, which called for a larger building and LGBT senior housing.

PMG snagged the lot at 111 Leroy, along with neighboring lots on Greenwich and Leroy Streets, last year, and presented a different plan for the site at a Community Board 2 meeting in February. That proposal called for a 125-foot, 12-story condo building that would have 30 units; a smaller building nearby would have held 13 units of affordable housing for LGBT seniors, along with a community center.

The plan was not exactly received warmly, with one CB2 member calling the separate placement of the LGBT housing akin to a "poor old gay door." The developers have been pretty quiet until now, but yesterday's applications revealed substantial changes to the plan; namely, the size of the condo building, which has gone from 12 stories to 10, and from 30 units to 12. PMG also filed plans for five townhouses, which would sit at 115-121 Leroy Street (these would all be four stories), and 621 Greenwich Street (this would be three stories). No word yet on whether the LGBT housing remains part of PMG's overall plan for the site.
