The COOKFOX-designed conversion of the Collegiate School campus in a historic part of the Upper West Side is ready to move forward just a few months after plans were first announced. The city's Landmarks Preservation Commission unanimously approved the construction of a new 66-unit residential building that will replace the current home of the Collegiate School on West 78th Street, which is located in the West End-Collegiate Historic District.
The new residential development will be spread out over two parcels of land namely 260 West 78th Street and 378 West End Avenue, both currently occupied by the Collegiate School. The property is owned and being developed by the Collegiate Churches of New York, who also own the adjacent West End Collegiate Church, which was designated a New York City Landmark in 1967, and was placed on the National Register of Historic Places in 1980.
As part of the condo-conversion, COOKFOX will reference the architecture in the neighborhood with their use of masonry, large windows, and terraced planted setbacks for the building at 260 West 78th Street, and while part of the same residential development, the building at 378 West End Avenue will receive extensive restoration work on its windows, cornices, and two balconies.
Once complete the development will also feature 9,500 square feet of common amenity space spread out through both the buildings.
"Our goal was to create a beautiful design that supports the healthiest possible living environment," Rick Cook, Partner at COOKFOX Architects, said in a press release. "We crafted a sculpted massing with intimate terrace gardens that connect residents with nature, and provide a finely detailed backdrop to the gem of West End Collegiate Church and the historic Upper West Side."
The Church organization is hoping to use the money generated from the development to support the church's housing program and help in the upkeep of its landmarked buildings.
The Collegiate School will soon move to a new campus at West 62nd Street and West End Avenue, after which construction will commence on the COOKFOX project.
