The First Condos At Atlantic Yards Will Start at $550,000

The first apartments of the megaproject formerly known as Atlantic Yards will be up for grabs this summer. Once upon a time, the first apartments in Pacific Park would have been rentals in B2, the modular tower beside the Barclays Center, but that building got waylaid by legal battles, so the first apartments to hit the market will be condos at 550 Vanderbilt Avenue on the corner of Dean Street in Prospect Heights. The 17-story, COOKFOX-designed building will hold 278 apartments, from studios to four-bedrooms. There will be a couple maisonettes and penthouses, and according to the teaser website (h/t BuzzBuzz Home), prices will range from $550,000 to $5.5 million.

The building will sit on the corner of the development's eponymous 8-acre park, and it will have a "a strong connection to nature" on the interior as well, since that's kind of COOKFOX's thing. Common spaces were designed to optimize views to the park, the building has a shared roof terrace on the eighth floor, and many units have private outdoor space.

The rest of the amenities are pretty standard: a residents' lounge with fireplace, a library, a playroom, 24/7 doorman and concierge service, a fitness center, and a chefs' kitchen for private events. There will also a live-in super, plus underground parking and bike storage.

Like the rest of Pacific Park, the building is being developed by Greenland Forest City Partners. Since partnering with Forest City Ratner, the Shanghai-based Greenland Holding Group, has really kicked the project into high gear. Permits for 550 Vanderbilt were approved in December, and work is underway at the site. Construction is also happening on 535 Carlton Avenue, another COOKFOX-designed building that will be 100 percent affordable. Both buildings should be complete by June 2016.

Permits are also in place for 30 Sixth Avenue, which will also be 100 percent affordable and is on track to break ground this June.
