Which of These Okay Chelsea Townhouses Would You Rent?

New, 5 comments

Imagine you have around $36,000 a month to spend on a place and you've narrowed it down to two townhouses. How do you make up your mind? The answer is simple: you shove them into a metaphorical cage and let them battle it out until one emerges victorious. It's time for Real Estate Deathmatch.

Address: 450 West 25th Street/ 280 West 25th Street
Price: $39,995/month $33,000/month
Square Footage: 6,624 3,993
Beds, Baths: 6, 6.5 5, 3.5

↑ First up, this embattled townhouse at 450 West 25th Street was picked up by Ben "The Sledgehammer" Shaoul for $2.7 million in 2013. After a remodel—read: lobbed the back off, threw some glass up—the townhouse sold to an LLC for $8.5 million, setting a "new record for West Chelsea north of 23rd Street." Now, the townhouse is back on the rental market asking $39,995 a month down from February's ballsy ask of $50,000 a month. The 6,624-square-foot townhouse has six bedrooms, six-and-a-half bathrooms, and plenty of couches to recline on.

↑ Just down the street at 280 West 25th Street is a townhouse that is all business in the front and party in the back. It most recently sold in May of 2013 for a modest $4 million. Now it's asking $33,000 per month for its five bedrooms and three-and-a-half bathrooms.
